We know you have come a long way in the home buying process and we want to make the next step as easy as possible. We try to keep our fees easy to understand, without hidden or extras charges for things that are included in our inspections. Inspection fees are based on the square foot area under the roof of the home or condominium. We collect data from the Kaua`i property tax website to assess the inspection fee. Here is a link to the Kauai County Real Property Assessment website, so you can see what we see when pricing the inspection.
4.71% Hawaii General Excise tax added to every inspection fee’s total.
Single Family Homes
- Up to 1000 sf: $550
- 1001 sf to 1500 sf: $600
- 1501 sf to 2000 sf: $650
- 2001 sf to 2500 sf: $700

We highly suggest a final inspection of your future property to ensure the ask for repairs or conditions were met. Give us a call a week or two before closing to schedule your final walk through.
Infrared Services
Our inspections include an infrared view of plumbing walls and electrical disconnects, but we do offer full scanning services. Please give us a call for a quote.
Pre-Sale Inspections
A seller’s pre-sale sale inspection is recommended to avoid the hassles of negotiating big-ticket items or other issues that would be found in the buyer’s inspection. We can help you identify issues that would cause possible delay and extra negotiating after the buyer’s inspection.
